PROPOSAL: 1534 W. AUGUSTA

Description of the Proposal

Mr. Jerzey Wasala is the contract purchaser for the property, located at 1534 W. Augusta Blvd. He is seeking a zoning change from a RS-3 to RM4.5, in order to construct a new 36 foot, three-story, three-unit condominium building on site. 

The applicant is seeking the larger RM-4.5 zoning to allow for the construction of larger units and is not choosing to build the building to the maximum allowable height (45 feet in a RM-4.5).

The proposal features a three-car slab parking surface with a setback for the placement of garbage and recycling containers. I requested that the applicant work in a place for garbage and recycling containers on the property to help reduce the number of containers wedged into the alley. 

The applicants have met with the Eckhart Park Community Council, and was issued a letter of support on the proposal at the end of February. 

A community meeting has been scheduled for Thursday, March 26, 2020, at 6:00 PM at Northwest Settlement House (1012 N. Noble) in the 1st Floor Glass Conference Room

NOTE: THE COMMUNITY MEETING, SCHEDULED FOR THURSDAY, MARCH 26, 2020 HAS BEEN CANCELLED. A FULL PROJECT DECK AND PRESENTATION WILL BE MADE AVAILABLE ONLINE, ALONG WITH A SURVEY AND FORM TO ALLOW RESIDENTS TO ASK QUESTIONS AND WEIGH-IN ON THE PROPOSAL DURING THE WEEK OF MARCH 16, 2020.

PROJECT TIMELINE

January 2020: Proposal received and referred to Eckhart Park Community Council (EPCC) for input.

February 2020: Letter of no objection received from EPCC.

March 2020: Community meeting scheduled.
