The Decision

Alderman Hopkins, through the advice and support of the Eckhart Park Community Council, issued a letter of support for the project. No objection was raised at the community meeting, held on June 30, 2020.

Concerns were raised about the demolition and construction project by neighbors adjacent the property, and the Alderman and staff will work with the developer and neighbors to ensure the project is as minimally invasive as possible.

 

The zoning map amendment application was filed on July 22, 2020, and will go before the Committee on Zoning, Landmarks, and Building Standards. 

The Proposal

Mr. Jerzey Wasala is the contract purchaser for the property, located at 1534 W. Augusta Blvd. He is seeking a zoning change from a RS-3 to RM4.5, in order to construct a new 36 foot, three-story, three-unit condominium building on-site, featuring two simplex and one duplex-down units. 

The applicant is seeking the larger RM-4.5 zoning to allow for the construction of larger units and is not choosing to build the building to the maximum allowable height (45 feet in a RM-4.5).

The proposal features a three-car slab parking surface with a setback for the placement of garbage and recycling containers. I requested that the applicant work in a place for garbage and recycling containers on the property to help reduce the number of containers wedged into the alley. 

The applicants have met with the Eckhart Park Community Council, and was issued a letter of support on the proposal at the end of February. 

The rescheduled community meeting held on Tuesday, June 30. The proposal was met warmly by participants, with the most concerns raised focusing on demolition, permits, and construction-related issues.

The applicant indicated that if approved, the project would likely be completed within ten months of the issuance of permits. If approved by City Council, construction could begin in Winter 2020.

PROJECT TIMELINE

January 2020: Proposal received and referred to Eckhart Park Community Council (EPCC) for input.

February 2020: Letter of no objection received from EPCC.

March 2020: Community meeting scheduled; postponed due to COVID-19 until further notice
